General Tax Information

Taxes are committed once per year to property owners of record as of April 1 of any given year. Therefore, conveyances actualized after April 1 would not be reflected in the tax records until the following fiscal year.
The Town of Waterboro observes a July to June fiscal year. Property taxes are paid twice per year in October and April. The October payment covers the first half of the fiscal year (July 1 to December 31), and the April payment covers the second half of the fiscal year (January 1 to June 30).
Interest is compounded daily beginning the day after the payment due date. The Town of Waterboro has a policy under 36 M.R.S.A. Section 906 to apply all payments to the oldest outstanding tax obligation. Taxes may be paid by check or cash and for your convenience we now accept Visa, Discover, Master Card and Amex debit or credit cards with a fee of up to 2.95 percent of the total transaction amount (minimum fee $2.00).
Closing agents and others should fax their requests for tax information to the above number. Please note that we may not respond immediately to your requests, however turnaround time is usually within one business day.

Tax Liens

Municipal real estate Liens are recorded in August for unpaid taxes. Tax liens mature in 18 months, meaning the lien must be paid in full within 18 months to avoid automatic foreclosure. Partial payments do not waive a tax lien.
